The views from all the windows are sensational . The Owenmore River runs close to the house and the surrounding hill farm is an excellent example of the rugged beauty of the West of Ireland. The middle distance is dominated by Croagh Parick to the front and the pilgrims path and crowning church are clearly visible. To the side and rear are the Mweelrea Mountains that provide a dramatic back-drop to the open farmland.
The stone-fronted house and dry-stone walls fit in perfectly with this environment.

The farm consists of 376 acres of mixed quality land, suitable for grazing of sheep and goats, bounded to the south and west by the Owenmore River and well fenced to the North and East. A right of way exists across the river to the commonage land. There are excellent, custom-designed sheep-handling facilities for dipping and shearing and large hay shed with covered sheep pens. A REPS program has been approved providing an annual income of €11,700 and new owners could renegotiate this. There are also area-based payments of €4,200 p.a. and single farm subsidies of €13,258.
This is a perfect example of a West of Ireland hill farm set in spectacular scenery yet convenient to several large towns.

Despite its privacy and scenic beauty, Derryherbert is just ten miles from Westport and Leenaun, three miles from a National School and one mile from the nearest church, pub and general store. Louisburgh, Lough Mask and Toormakeady are just a short drive away across the mountains. The N59 provides excellent access from Westport, a very popular coastal town that attracts thousands of tourists every year.
|
As well as the working sheep handling areas two large cottages are included and these could easily be redeveloped to provide facilities for additional businesses. The property would be perfect as a base for a whole range of rural recreational activities or activity based holidays that could be run in conjunction with the farm. |

The commonage is divided into twelve parts and two parts are included in this sale. There is a total of 1005 acres of sheep-grazing land and right-of-way access is provided from the farm land. The map below shows the location of the commonage in relation to the farm. There is a small piece of land in between the two that is excluded from this sale.
