GRANARY

The original granary has been converted to a residence in several stages with lean-to extensions to the front and rear, bedrooms on the first floor and some more recent installation of modern bathrooms.
At the front a door opens to a porch with windows on three walls.  A further door open directly into a very large living area with a partially separated kitchen.  A further door leads to the extension with a bathroom and two separate W.C.  Stairs lead to the upper floor with four bedrooms, two with ensuite W.C.  A storage shed is attached to the house and accessed via a door to the rear. The front garden is surrounded by a stone wall and the whole residential area is grassed over. All the residential and storage buildings are surrounded by a post and plank fence to keep out livestock with a metal gate opening to provide vehicular access.

The farm is accessed via a short lane from the public road, through a metal gate and along an unpaved track to the residential compound.  To either side of the track is a total of 58 acres of grazing land of which approx. 30 acres is very good quality.  There are three large storage sheds in the grounds.
The farm occupies an isolated and very private location in a sparsely populated area.  Although it needs some refurbishment and modernisation to bring it up to modern standards, it has great potential for development into a working refuge or modern residential farm.  The cottage and granary have much of their original character and charm and the farm
buildings are in generally good condition. DIRECTIONS: From Ballina cross the upper bridge and turn right onto Church Road.  Continue for approx. three miles to the left turn marked by a Fox & Gallagher sign.  Continue straight for approx half a mile cross the hump-backed bridge and turn right.
