A Sporting Property
"Angler's Cottage"
Outside

Set in the sporting heart of the West of Ireland, Angler’s Cottage fulfils all the dreams of the dedicated angler and is also an excellent, modern family residence. This exceptionally maintained bungalow with adjoining purpose built garage/boat house is situated on an elevated site of approximately one acre with west facing view over Lough Conn and Nephin Mór mountain. The site is spacious but low maintenance and retained au naturel as a wild life reserve.
There is a small, fully glazed summer house strategically placed to catch the setting sun and to take full advantage of the magnificent views over the lake and mountains. A timber deck surrounds the front and side of the house, perfect for dining al fresco.

Angling in this part of Ireland is excellent. Traditionally famous for wild trout and salmon fishing, the region also has abundant pike and coarse fishing as well as excellent sea fishing along the rugged Mayo coastline. Good detailed information is available at  www.northwestfisheries.ie  and at www.rivermoy.com
Price Region: € 189,000

LOCATION
Garage
The garage/boathouse has been purposely constructed to house a 19ft lake boat on a made-to-measure, four-wheeled boat trailer with 15hp outboard engine. With a roll-up, remotely controlled aluminum door to the front and a pedestrian side entrance this building can, alternatively, be used as a two-car garage or spacious workshop.

Location & Access
Access to this unspoilt property is excellent. It is located just 4kms. from the bustling town of Foxford on the River Moy, one of Europe’s most prolific salmon and sea trout rivers. Ballina where the Moy flows through the town and features the world famous Ridge Pool is just 12 km away. There are good schools in both towns. International access can be via Ireland West (Knock) Airport, 40 km away, and with a mix of scheduled and charter flight services to more than twenty UK and European destinations. Dublin Airport, Europe’s eighth busiest airport with services from over one hundred cities, is just 200 km away with good road connections improving all the time. Rail links between Foxford and Dublin are also very good with typically four return services available each day. There are also regular public coach services.
